Edificio Plaza San Martín

Edificio Plaza San Martín is a 353,050-sq-ft (32,800 m²) RAGHSA development. The AAA building sits in the Retiro neighborhood with double frontage on Maipú 1210 and Arenales 707, facing the iconic Plaza San Martín, with quick access and an extensive range of international-grade services.

The building features an elegant entrance hall, 11 column-free floors of 20,200 sq ft (1,875 m²) on levels 1 through 8 and 12,050 sq ft (1,120 m²) on levels 9 through 11, with panoramic views over the plaza, the Río de la Plata, the Torre de los Ingleses and Avenida Santa Fe, 9 elevators, and two parking levels with 209 spaces. Outdoor amenities include a leisure area.

Nearly 30 years after construction, USD 8 million was invested in a comprehensive refurbishment completed in 2018, aimed at delivering top comfort to occupants and certifying the building as sustainable. Works included a new low-e double-glazed (DGU) façade and full renovation of the ground floor (interior and exterior), elevator replacement, and upgrades to electrical distribution, surveillance (CCTV), access control and building management systems. These upgrades were recognized by the United States Green Building Council, which certified the building as LEED Existing Building Gold.

Offices are equipped with state-of-the-art technology and NFPA-compliant fire protection. The building has been sold in its entirety. Opening: 1989. Comprehensive renovation completed: 2018.
